What is the “millage rate”?

Questions on the millage rate and how it is used in the calculation of property taxes are among the most common calls that I receive. I’m going to do my best to explain how property taxes are determined.  

Property taxes are calculated from the assessed property value of your parcel which can be found at  www.buckscountyboa.org.  The millage rate is the amount per $1,000 used to calculate taxes on a property. 

Millage rates are most often found in personal property taxes, where the expressed millage rate is multiplied by the total taxable value of the property to arrive at the amount of property taxes due. Millage rates are used by Bucks County, Council Rock School District, and Northampton Township to calculate property taxes within their boundaries.

Current Millage Rates:

Northampton Township 2025 millage rate: 32.50
Bucks County 2025 millage rate: 27.45
Council Rock School District 2025/2026 millage rate: TBA June 30,2025

Example of a Northampton Township property tax bill calculation:
Assessed property value of $45,000
Millage rate of .03250
Face amount of tax bill (45,000 x .03250) = $1,462.50

Example of a Bucks County property tax bill calculation:
Assessed property value of $45,000
Millage rate of .02745

Face amount of tax bill (45,000 x .02745) = $1,232.25

Example of a Council Rock school property tax bill calculation:
Assessed property value of $45,000
Millage rate of .1407732 (2024-2025)
Face amount of tax bill (45,000 x .1407732) = $6,334.79
